*check burners and set for proper manifold pressure
*clean pilot assembly
*check and clean furnace blower and fan motor
*check blower bearings, pulleys and belt alignment
*check thermostat operation and calibration
*check heat exchanger
*lubricate fan motor (if required)
*check furnace vent connector

Air conditioner maintenance includes:

*clean and inspect condensor coil
*oil condensor fan motor (if required)
*clean condensor fan compartment
*inspect all tubing and pipes
*check furnace filter and fan belt
*check operation of thermostat
*check condensate drain for blockage
*check controls and wiring
